I can't remember my password. What can I do?  Go To Top 

Enter your email address in the Subscriber Login box and click “Forgot Your Password?” We'll email you a temporary password to get back into the site, then it's up to you to select a new password that's easy to remember.

Someone else has setup my account. How do I get started?  Go To Top 

As above, enter your email address in the Subscriber Login box and click on “Forgot Your Password?” We'll email it to you. Your initial password can be changed once you've returned and logged in successfully.

I can't log in - am I doing something wrong?  Go To Top 

The system is case sensitive. If you get an error message saying “Invalid email/password,” first make sure you have the appropriate letters capitalized. You might also check to see if you have your “Caps Lock” key depressed.

Also, you need to have cookies enabled on your browser to access Real Capital Analytics. Under your browser's options or preferences, select “Advanced” and look for a section called “Cookies.” You should mark “Accept all cookies,” and click “OK” at the bottom of the window.

If you have concerns about accepting cookies, please check out our privacy statement.

We have also seen some issues with some security software such as Norton Internet Security. If you use this software, our site's operations may be blocked.

Why won't my email address work when I try to register?  Go To Top 

To register at Real Capital Analytics, you need to use your complete email address. Here are some examples: abc@aol.com; a_bcde@prodigy.net; yyy.zzz@compuserve.com

Note: email addresses do not include spaces or commas. Incorrect email addresses may result in account deactivation.

I've changed my email address. How can I get my account to reflect the change?  Go To Top 

Once you're logged in to the Real Capital Analytics home page, click on the “Contact Us” menu and choose “Request Info.” From here you can let us know your new email address. We'll make the change as soon as possible.

Where do you get your data?  Go To Top 

Information is derived from proprietary research, including the cumulative sourcing and cross-referencing of over 250 independent reliable sources. These sources include:

  • Press releases & news reports
  • SEC filings and public records
  • Listing services (confidentiality honored)
  • Industry associations
  • CMBS filings
  • Investment brokers
  • Feedback from subscribers
  • Other available/licensed databases

We currently follow five property types: Office (single tenant, CBD and suburban, medical and parks), Hotels, Industrial (warehouses, showrooms, distribution facilities, etc.), Apartment (garden and mid/high-rise) and Retail (strip centers, malls and others).

We have recently made available Development Site sales, which we've been tracking since 2004.

While RCA tracks properties $2.5 million or greater, most of our aggregate analysis takes into account only properties or portfolios valued at $5 million or greater.

We do not offer information on raw land, parking garages, mini-storage facilities and other specialty uses.

What markets does RCA cover?  Go To Top 

We cover ALL markets globally. We try to capture all apartment, hotel, industrial, office and retail activity involving properties or portfolios that exceed $2.5 million. However, as mentioned above, our charts and analysis are generally based on properties or portfolios valued at $5 million or greater, and $10 million or greater for global analysis.

This level has been established to approximate the transactions that include "institutional quality" properties that generally have some investor interest outside of the property's region. The majority of properties under $5 million are typically acquired by local investors. Subscribers can opt to have access to these smaller deals by contacting their RCA client service representative.

How do I download RCA reports like Capital Trend Monthly and Market Trends & Trades?  Go To Top 

Once you're logged in to the Real Capital Analytics home page, click on the “Go To Reports” button. From the Trends: Reports & Downloads page choose “Capital Trends Monthly,” “Market Trends & Trades” or any of the other report types to see all the reports you can currently download. If you see no reports, make sure you're logged in, then contact us.

Are the transaction summaries and prices confirmed?  Go To Top 

The majority of our data is confirmed through two or more independent reports from sources that have been deemed to be reliable. Prices are qualified and a full explanation of the qualifiers can be found in our notes & definitions page.

How do I run a Property Trade Search by market?  Go To Top 

To search properties by Region or Market, select criteria using the five pull-down menus and click the Search button. You may also narrow your search by property type by changing “All property types” to one of your available property types and/or subtypes.

If you prefer, you may confine your search to a particular state/province, city, county or postal code, select the “City/State/County/Zip” radio button. This is helpful when comparing property data with census data and similar geographic boundaries.

How do I run a Property Trade Search on a specific location?  Go To Top 

To search for properties at or near a specific US address, select the “Radius from US Address” and enter the distance and center point of the search. The center can be a full address, or simply a city and state, in which case the radius will begin from the city's geographic center.

You may also search by the actual property name or address name by selecting “Property Name or Address.” For example, enter “Fifth Ave” to find all properties with “Fifth Ave” in the name or address.

How do I run a Search by company name?  Go To Top 

To search for a specific buyer, seller or broker, enter the company name, type the firm's name in on our home page's “by Company” search field. If you like, limit the role the company may have played in the transactions (Buyer, Seller, Broker or all three), and click the Search button. Shorter text strings will yield more results (i.e. "Colliers" instead of "Colliers International").

What if I can't find a transaction or see an error?  Go To Top 

Our transactional information is derived the broadest spectrum of sources in the industry, but we do miss some deals or have incomplete information on others. We encourage your feedback to ensure the accuracy of our information. To report an error, omission, or inaccuracy, click on the orange "Report a change/request info" button at the upper-right of the Search results page to send us an email with updated information. When you report a change, please also state the source of your information or your participation in that transaction.

What if I can't search by the criteria needed?  Go To Top 

You can do more advanced searches using our Property Trade Search. Clicking "More Search Options" will show a great variety of search parameters beyond what's available on our home page. If your particular search criterion isn't available, it is possible it is being incorporated soon. Email us at , and we'll help answer your question or perform a more specialized search for you.

If I subscribe to one property sector, do I have access to information on any of the other sectors?  Go To Top 

Searching within your subscribed property type(s) is unlimited, but to access information for other property types you will need to speak to your RCA sales representative. A limited free trial to other data may be available.

How do I save my Property Trade Searches?  Go To Top 

The results of your Property Trade Searches are formatted in HTML and can be copied into Microsoft Word or Outlook, but some formatting may be lost. For best results, select only the text you need, then select “Copy” from the Edit menu. In the other application, click Paste. In Word we recommend setting the margins at 0.5 inches in Page Setup. The report will be pasted with formatting and can be manipulated just as any other document.

For better results, make a screenshot of the webpage: hold down the “Alt” key and press “Print Screen” on the upper right of your keyboard, then paste the image into Outlook or Word.

How do you prepare your brokerage rankings?  Go To Top 

Rankings are based upon the aggregate sales price and the number of properties involved in each transaction. If price is unknown, an estimated sales price is used based upon current market averages.

Sales and recapitalizations are included only when a majority or controlling interest in an existing property is conveyed.

The rankings reflect property transactions. Mergers between REITs, privatizations of REITs and other transactions based on share price are excluded.

Full credit is given to the sellers’ representative. When two brokerage firms represent the same seller, both sellers’ representatives will be given full credit. While RCA does maintain buyers’ representatives and mortgage brokers, this information is not currently used in published rankings.

The rankings are based on U.S. sales of office, apartment, industrial, retail and hotel properties and portfolios valued at $5 million or greater. The property types are as defined by RCA and posted on its web site. Land, self storage, gas stations, convenient stores, restaurants, nursing and congregate care facilities, hospitals among others property types are not included. Senior, independent living facilities are included as part of multi-family, but those providing medical and food services, more commonly referred to as assisted living, are not included in the rankings. Since January 2008, hotels are included as part of the overall rankings.

The data is compiled from a variety of public and private sources that have proved to be reliable, however, the seller’s broker is not always known and transactions can and do go unreported.

RCA may omit transactions that do not meet its sourcing requirements or that lack required information.

Brokerage firms are encouraged to make sure their activity is properly recorded by RCA. Upon request, RCA will furnish any firm a list of all deals credited to that firm and will accept any and all corrections or omissions to that list.

Any data provided to RCA is considered public and it is the duty of each firm to make sure it does not broach any agreements it may have regarding confidentiality.
